The house is located in a very quiet and pleasant area of Sorrento, off Nepean Hwy near the historical First (white) Settlement Site, Melway Map Ref 157 : F.10, or Melbourne UBD ref 483:E.13. It's approx 400 metres to the bay beach, Sullivan Bay, which is a sheltered warm and shallow beach. Also, there is a dog allowed beach nearby.

The property is fully fenced and there is a gate. The garden has a wood fired barbecue and garden furniture.

The house comprises of two bedrooms, one with a queen size bed and the other with bunks to sleep up to four. There is a lounge dinning room with a TV and radio/CD player and the kitchen is fully equipped, no dishwasher however. There is a laundry with a washing machine, but no dryer (solar drying outside on the clothes line). Hot water is electric off peak and so is the principal space heating system.
